A Letter From the Board President

Dear Klahanie Neighbors,
A year ago, our community stood at a crossroads. We began 2025 with questions about our pools and buildings, uncertainty about staff leadership following the turnover of several Community Managers in 2024, and a mandate from homeowners for a new kind of governance. Today, as I reflect on what we have accomplished together, I am filled with gratitude and optimism for our community's future.
Restoring Your Voice
Most importantly, your Board delivered its promise to restore homeowner oversight of major financial decisions. We didn't just change the bylaws. We took the time to explain what we were proposing and why. We shared the proposed amendments, provided time for questions and answers from the community, and gave homeowners time to respond.
And we listened.
Homeowners sent us their suggestions, and we adjusted two of the three amendments based on that feedback. The bylaw amendments adopted in December 2025 ensure that large expenditures and significant borrowing by the Association now and into the future require homeowner approval.
Fiscal Responsibility
Your Board kept homeowner association (HOA) fees flat for 2026 (zero dues increase) for the first time in three years. Through careful review of contracts, staffing levels, and operations, we found efficiencies that allow us to maintain services while controlling costs. We understand that homeowners are facing rising expenses across their personal budgets, and we take our responsibility to manage annual dues and your money seriously.
Answering the Hard Questions
When your Board took office in March 2025, we committed to acting transparently and gathering accurate information before making decisions.
Over the Spring and Summer of 2025, working with independent consultants and experts, we conducted thorough assessments of our facilities. The results were better than many expected. We found that our pools and buildings are structurally sound and worth continued investment. The questions that had lingered about the Mountainview Pool and building, the HOA office, and Lakeside Pool and building have now been clearly answered.
Over the summer, at Mountainview, our maintenance team cleared a significant root blockage from the exterior deck drain system, and the deck flooding that had concerned so many residents was resolved. Last fall and into this winter, we completed the pool relining project, addressing challenges including three old liner layers (instead of the expected two) and the need to replace both the pool's edge bricks and the original tile that had deteriorated after more than 30 years of exposure to chlorinated water and weather.
The work was completed for under $250,000 and positions our Mountainview Pool to serve the community well for the next 12 to 15 years before its next major relining.

Questions Answered. Projects Completed. Optimism Restored.
Building for the Future
Our work continues through the Renew Klahanie initiative. In 2026, we plan to renovate the Mountainview pool building in the third and fourth quarters. In 2027, we will turn our attention to Lakeside. Applying the lessons learned at Mountainview, we plan on renovating the Lakeside pool building in the first quarter. In the third and fourth quarters, we are targeting replacing the concrete pool deck and relining/retiling the pool.
This step-by-step approach allows for a full summer of pool operations in 2026 and 2027 at both pools.
In 2028, we will address the HOA office. This measured, deliberate approach across these projects allows the Board and the Community to make informed decisions at each step, adjust as needed, and maintain fiscal responsibility throughout the process.
Please note: All the Renew Klahanie projects are already fully funded through the dedicated Reserve Fund.
Strengthening Our Leadership
In June 2025, we welcomed Chris Siler as our permanent Director of Operations. Chris has brought stability and a collaborative spirit to our operations. We also hired Jake Tackett this summer as our Compliance Specialist, Hailey Davies joined this Fall, as the Association’s Receptionist, and in February of 2026, we welcomed a new Accounting Manager, Noah Fritterer. The Board’s early focus on Business Continuity planning has paid off in 2025 and will continue paying dividends into the future as change will inevitably occur.
Staying Connected
We believe an informed community is an engaged community. Throughout 2025, we expanded the ways and frequency with which we communicate with homeowners. Our biweekly newsletter, Board Corner blogs, committee spotlights, HOA 101 educational series, social media postings, letters, and emails are all designed to keep you informed about what your Association is doing and why. Transparency isn't just a word to us. It's how we operate.
Looking Ahead Together
What I have shared here are mere highlights of what we accomplished together as neighbors in 2025. None of it would have been possible without engaged homeowners, dedicated volunteers, and our committed Staff. Your participation, whether by attending Board and committee meetings, serving on committees, providing feedback, or simply staying informed, makes Klahanie stronger.
We are fortunate to live in a community with talented neighbors who bring diverse backgrounds, life experiences, and perspectives to solve the challenges we face. At the end of the day, we are neighbors who willingly help each other. We, the Board, are honored to serve you! As we continue this journey of renewal, I invite you to stay engaged. Attend meetings. Share your expertise. Give us feedback. Join a committee. Your voice matters. I look forward to all we will accomplish together in 2026.
