Fence Maintenance and Repairs Following the Windstorm

Dear Residents,


We understand the recent windstorm may have caused significant stress and property damage, especially to fences. Please know we’re here to support you as you assess and restore your property to Klahanie standards.


If your fence has been damaged, the checklist below can help you identify problem areas and guide necessary repairs.


Key Information:

  • Repair vs. Replacement:


    • Repairs (e.g., fixing individual panels) do not require an Architectural Controls Application.


    • Replacements (e.g., two or more damaged panels) do require submitting an Architectural Controls Application.


  • Application Deadline for Fence Replacements: If your fence needs to be replaced due to storm damage, please submit your application by December 31, 2024.

    • Once your application is approved, you will have 90 days to complete the project.

    • Contact the association office to request an extension if you need more time.

  • Application Deadline for Fence Repairs: If your fence requires repairs due to storm damage, please ensure the repairs are completed by February 28, 2025.


Fences that remain unrepaired or lack an Architectural Controls Application by the specified deadlines above may be subject to non-compliance notice unless the Association has been contacted to request an extension.

Please use the Fence Checklist below as a guideline to ensure that your fence is in good standing.


Fence Maintenance Checklist (list is not all-inclusive) 

  • Any fence or panel separation. 

  • Any missing, broken, or warped fence boards. 

  • Any fence rot. 

  • Any mold, mildew, or dirt on the fence (Maintenance needs to be completed regularly). 

  • Any worn, missing, or fading paint. 

  • Any fence leaning, sagging, or rising. 

  • Make sure the fence is the correct design for your specific fence. (See Appendix D in the ACC Guidelines) 

  • Make sure the fence is the correct color for all boulevards and main arterial streets: Sherwin Williams Paint Color 6149 Solid Exterior Wood Stain in Relaxed Khaki or Benjamin Moore Coastal Fog 976. 

  • Also, check the rest of your fencing and make sure it is fully maintained and compliant.
