Klahanie is a master planned community that is governed by a collection of Governing Documents. This section of the Klahanie website is designed to better assist homeowners in viewing what is expected of each property so it can remain in compliance with the CC&R's, Rules & Regulations and Architectural Control Committee Guidelines (ACC), which make up part of the Governing Documents. Examples of non compliant yards

Lawn needs to be mowed and edged on a regular basis.
To edge a lawn requires cutting back the lawn with a straight vertical line at the edge of the sidewalk, driveway, walkway and gardens so the grass does not extend out into these areas.

These gardens need to be weeded and edged regularly.

Weeds and long grass need to be removed from the garden area and the edge between the lawn and garden needs to be definite, clean cut edge.

Sidewalks are the responsibility of the homeowner to keep in a clean and tidy state. Vegetation must be kept trimmed back to the property/sidewalk edge. The sidewalk and street must be kept clean of fallen needles, leaves, cones or any other debris.

Grass and weeds need to be removed from between the sidewalk, curb and street cracks. Shrubs need to be trimmed and controlled and all vegetation needs to be cut back flush with the edge of the sidewalk along the property line.
Examples of non compliant garbage cans

Garbage cans should not be seen from the street on non collection days.
Rule defining collection days: Cans can be visible from the street after 3pm the day before your collection day and no later than midnight of collection day.

Examples of non compliant driveway and side yard

Driveways must have moss removed, sometimes yearly, depending on the accumulation of moss.
Area to the right and left of the driveway must be kept weeded and landscaped at all times.
Items cannot be stored down the side of the homes so they are visible from the street.
Example of non compliant area outside of a fence

Areas outside of the fence, including yards, sidewalk and street must be kept landscaped and tidy just as all yards must be kept landscaped and tidy
Examples of Compliant yards

Yard is kept in a healthy and attractive state.
Lawn is mowed and edged along the sidewalk, walkways and driveway on a regular basis.
Shrubs are trimmed and controlled.
Gardens are edged and weeded.

Yard is kept in a healthy and attractive state.
Lawn is mowed and edged on all edges.
Gardens are weeded and edged.
Bushes and shrubs are kept trimmed and tidy.
House paint is in good condition.
Roof is kept maintained in a good, clean condition.

The lawn is mowed, edging is done on all sides,the shrubs are trimmed and the gardens are weeded.

The edging on both the driveway side and garden side are corrrect. Gardens are weeded and kept in an attractive state.
